Please read these terms carefully before using the Baghi Dar platform. By using the platform, you acknowledge that you have understood and accepted these terms.
Baghi Dar is a connection platform only and not a real estate agency. We do not intervene in contracts and do not process any payments. Property owners are responsible for complying with Moroccan laws.
These terms are provided in English for convenience. The French version is the legally binding document as Baghi Dar operates under Moroccan law. In case of any discrepancy, the French text prevails.
Baghi Dar is a platform published by Ayoub Sedqy, sole proprietor, reachable at support@baghidar.ma. The site is hosted on a Hostinger Virtual Private Server (VPS) located in Lithuania. The contact phone number is +212 708 027 145 (WhatsApp).
Baghi Dar is an online platform connecting people looking for housing (renters) with property owners in Morocco. The platform covers long-term rentals, short-term rentals, and property sales. Baghi Dar is not a licensed real estate agency and does not intervene in the conclusion of contracts between parties. We do not represent any party in transactions and do not guarantee the accuracy of information provided by users.
To use Baghi Dar, you must: be at least 18 years of age, create only one account per individual, use only one phone number per account, provide accurate and truthful information during registration, not create multiple or fictitious accounts, not impersonate a third party. Any breach of these obligations may result in the suspension or permanent deletion of your account.
Listings published on Baghi Dar must comply with the following rules: the owner must be the legal owner of the property or hold a written mandate from the owner, photos must be authentic and represent the actual property, the displayed price must be the actual asking price, any discrimination based on origin, gender, religion, or any other protected criterion is strictly prohibited, listings must include accurate information about property type, number of rooms, area, and location. Baghi Dar reserves the right to review, modify, or remove any listing that does not meet these criteria.
Baghi Dar acts exclusively as a technical intermediary platform. We are not responsible for: the accuracy of information provided by users in listings, any material or moral loss or damage resulting from the use of the platform, disputes between owners and renters or any other parties, the quality of properties or their conformity to the published description, financial transactions carried out directly between parties outside the platform, any damage resulting from service interruption or technical failures. The platform and its services are provided "as is" without any express or implied warranty. Users are fully responsible for verifying the identity of the other party before any transaction.
Baghi Dar offers paid subscription plans for professionals (samsars and agencies): Samsar Starter (99 MAD/month, 10 listings), Samsar Pro (150 MAD/month, 25 listings), Agency Starter (299 MAD/month, 50 listings), Agency Pro (599 MAD/month, 150 listings), Agency Premium (999 MAD/month, unlimited listings). Individuals have free access. Listing boosts are available starting at 29 MAD (7 days). Payment is made exclusively by bank transfer. Bank details (RIB/IBAN) are provided upon upgrade request. No credit cards are accepted. Subscriptions are non-binding and can be cancelled at any time. No refunds are issued for the current period.
The user may delete their account at any time from their dashboard settings. Baghi Dar reserves the right to suspend or delete any account in the event of: violation of these terms of use, fraudulent use of the platform, publication of false or misleading listings, behavior harmful to other users, failure to comply with applicable Moroccan laws. In the event of deletion, personal data is retained for 30 days before permanent deletion, in accordance with our privacy policy.
These terms and conditions are governed by Moroccan law. Any dispute arising from the use of the platform or the interpretation of these terms falls under the exclusive jurisdiction of Moroccan courts. Baghi Dar complies with all applicable Moroccan laws and regulations, including Law No. 09-08 on the protection of personal data, Law No. 31-08 on consumer protection measures, and the Dahir of Obligations and Contracts.
